How It Works

We offer a free initial consultation where we will either visit the site or have a conversation online about the scope of your project, outline timescales and ambitions. We will fill you in with some more detail about the practice and how we work.

Following the initial consultation we will put together an initial sketch design and information pack

Sketch Proposal – RIBA Stage 0

– Sketch idea
– Sketch Feasibility
– Budget appraisal
– Breakdown of fee proposal
– Outline programme

fee £150 – £250
Project size dependant

Following the Sketch Proposal we have two packages that include works up to planning or through to construction and handover. We’ll deduct the fee for the sketch proposal if you decide to proceed past the sketch design phase.

Planning Package – RIBA Stages 1-3

Includes all design work and information necessary to apply for planning:

– Brief Workshop
– Feasibility studies
– Developed Design Proposal
– 3D Model
– Planning Advice
– Planning Submission
– Vetting and co-ordination of consultants

Fee approx. 4-6% of construction budget

Full Package – RIBA
Stages 1-7

This package includes the following on top of the planning package:

– Technical Design
– Visual Renders
– 1:1 Material Tests
– Interior Design Specification
– Full Specification and Tender Package
– Building Regulation Drawings
– Vetting of consultants and contractors
– Project Management
– Contract administration
– On-site Inspections
– Post occupancy review

Fee approx. 10-12% of construction budget
